Condominium Security: Where Association Money Should Actually Go

Condominium boards tend to argue about the lobby camera and underfund the garage. In our experience the garage is where most incidents on a condo property actually happen.

The positions that matter

  • Garage entry and exit, with dedicated plate capture in both directions. This is the highest-value coverage on the property.

  • Garage levels and stairwells, which are the actual location of vehicle break-ins and confrontations.

  • Lobby and vestibule, at head height, for identification.

  • Elevator interiors and elevator lobbies on each floor.

  • Package and mail room, now a recurring theft location.

  • Amenity decks, pool and gym.

  • Service and loading entrances, which is how most unauthorized access occurs.

Package theft is the modern volume problem

Delivery volume has changed the risk profile of every residential building. A camera framed on the package room door, plus controlled access to that room, resolves the majority of resident complaints boards now field.

Entry control beats entry recording

A camera in the lobby tells you who came in after you already have a problem. A video intercom with a credential system decides whether they get in at all.

For condos this usually means a phone-entry intercom at the main door and garage, so residents can see and admit guests from anywhere, plus credentials for residents themselves. The practical benefit boards feel immediately is unit turnover: when a unit sells or a tenant leaves, credentials are revoked in software instead of chasing fobs.

Florida-specific realities

Salt air on oceanfront buildings is hard on exterior hardware and readers. Specify for it or replace it every few years.

Hurricane season means exterior cameras, garage gates and intercom hardware need checking before June, and reviewing after. Wind moves cameras, and a garage entry camera that shifted is no longer reading plates.

Older buildings frequently have no usable cable path from the garage or gate back to the equipment room. Solving that is real budget that rarely appears in a quick quote.

Retention and access to footage

Decide up front who can pull video and how. If it requires a board member to learn the recorder, it will not happen consistently. Most associations are better served by a managed arrangement where footage requests go to one place.

Set retention against how quickly incidents get reported to management, not against a marketing number on a quote.
