Automatic Gates: Operators, Safety and the Parts That Actually Fail
Gates are the single most failure-prone thing we service. They are mechanical, they live outdoors, they cycle hundreds of times a day, and they sit at the end of the longest cable run on the property. Here is what actually goes wrong.
The parts that fail, roughly in order
Photo eyes and safety sensors. Misaligned by a landscaper, fogged, or blocked by growth. A gate that opens but will not close is very often this, and it is the easiest thing to check yourself.
Ground loops. The buried wire loop that detects a vehicle. Cracked pavement, root intrusion and water break them, and a failed exit loop means residents trapped inside.
Operator batteries. Most operators run on batteries that the transformer keeps charged. Batteries last a few years and their failure looks like a gate that works until the power blips.
Chains, belts and rollers on slide gates. Wear items. They stretch and seize, and a gate dragging or juddering is usually mechanical rather than electrical.
Surge damage to the control board. Common here, and often the reason a gate that worked yesterday is dead after a storm.
Access hardware. The reader, keypad or intercom at the gate, exposed to sun and rain year-round.
Safety is not optional
Automatic gates are heavy powered equipment operating around vehicles, pedestrians, children and pets. Safety devices are required, and disabling a nuisance photo eye rather than fixing it is how serious injuries happen.
If a gate on your property has had a safety device bypassed to stop false triggers, that is a repair, not a workaround. We will not leave one bypassed and neither should anyone else.
What you can check before calling
Photo eyes: look for a lens obscured by growth, dirt or a spider web, and check both units are still aimed at each other.
Power: confirm the operator transformer is still energized and the breaker has not tripped.
Obstruction: clear the track on a slide gate. A stone in the track stops everything.
Manual release: know where it is, so you can open the gate during a failure. Every board should know this.
Do not open the operator housing. There is line voltage inside and a spring or gearbox under tension.
Access control at the gate
Most gate calls end up being about access rather than the gate: residents whose fobs stopped working, contractors who need temporary entry, a code that circulated too widely. Moving from shared codes to individual credentials solves most of it and gives you a log.
Phone-entry intercoms have largely replaced the callbox for good reason. Residents admit guests from anywhere, and there is a record of who was let in.
Hurricane season
Gates take the wind directly. Before June, check the mounting, the track, the safety devices and the surge protection. After a storm, check alignment before assuming the operator failed.
