Self-Storage Security: Gates, Aisles and Unit-Level Coverage
Self-storage is an unusual property type: largely unattended, full of other people's belongings, and legally exposed if something happens to them. The security plan follows from those three facts.
Gate access is the spine
Everything starts with a credentialed gate that logs entry and exit by tenant. That log is what turns a vague complaint into a specific timeline, and it is the single most useful piece of data a facility can have.
Pair the gate with plate capture in both directions. Knowing which vehicle entered at 11:40pm is materially different from knowing a code was used.
Coverage that resolves disputes
Gate in and out, with plate capture.
The office and any retail counter.
Every aisle, positioned so unit doors are visible.
Elevator and stairwell in multi-story facilities.
Loading and unloading areas.
The perimeter fence line, especially any section not visible from the road.
Aisle coverage is where facilities usually underinvest. It does not need to identify a face at every unit, but it does need to establish who was at which aisle and when, so the gate log and the footage line up.
What cameras actually settle
Theft is the obvious one, but in practice a large share of footage requests are tenant disputes: claims that a unit was entered, that property was damaged during move-in, or that a lock was cut improperly during a lien process. Documented aisle coverage protects the facility as much as the tenant.
Lien and auction process
If you conduct lien sales, camera coverage of the unit during the cut, inventory and sale is worth having. It is a legally sensitive process and a video record removes ambiguity.
Climate and equipment realities
Non-climate-controlled buildings in South Florida run hot and humid, which is hard on cameras and very hard on recorders. Put the recorder somewhere conditioned, not in a metal building at ambient temperature.
Long aisle runs and outbuildings also mean long cable runs, and long outdoor runs are the primary surge exposure on this kind of property.
Individual unit alarms
Some facilities add door alarms per unit, tied to the gate credential, so a unit opened by someone who did not badge in generates an alert. It is a meaningful upgrade for facilities with high-value tenants, and unnecessary for many. Worth pricing before assuming either way.
