Marina and Boatyard Security: Covering Water, Docks and Dry Storage

Marinas have a security problem almost no other property shares: a whole side of the perimeter that has no fence, no gate and no road. Everything else follows from that.

The waterside approach

Most marina theft we hear about arrives by water. Electronics, outboards and equipment come off vessels at night, moved by someone who tied up rather than driving in. A camera plan built around the parking lot and the gate misses it entirely.

Covering the water means cameras aimed outward along the dock lines and across the basin, and it usually means low-light performance well beyond what a parking lot needs. There are no streetlights over water.

The rest of the property

Dock gates and gangways, at head height, for identification.
Dry stack entrances and the forklift bay.
The fuel dock, which is both a theft and a liability position.
The parking lot with plate capture, since trailers and vehicles matter too.
The ships store and any parts or service area.

Salt air is the hardware decision

This is the harshest environment we install in. Standard housings corrode, standard fasteners fail, and connections at cable entry points fail before the cameras do.

What matters is corrosion-rated housings and hardware, properly sealed penetrations with drip loops, and a service interval short enough to catch corrosion while it is still cosmetic. Twice a year is a minimum near open water and quarterly is better.

Access control on docks

Gangway and gate access is where marinas get real value from credentials, because slip holders rotate, contractors need temporary access, and a key that gets copied circulates for years. Mobile credentials work particularly well here since boaters already have their phones.

Weather-rated readers matter. A reader specified for an office door does not last on a dock.

Liability documentation

Marinas carry more liability exposure than most properties: slips, ramps, fuel, lifts and heavy equipment. Coverage of the fuel dock, the lift and the ramp is worth as much for claims as it is for theft, and retention should be set with that in mind rather than just theft discovery.
