SimpliSafe, Ring, and DIY Home Security: An Honest Look at What You Get and What You Don't

I'm going to say something you might not expect from an alarm contractor: a DIY system is much better than no system, and for some households it's genuinely the right call.

If you rent a one-bedroom in Fort Lauderdale, move every couple of years, and want basic coverage on a door and a couple of windows for $250 and $20 a month with no commitment — buy a SimpliSafe, install it this weekend, and I'll congratulate you. That's a sensible decision.


But I get called out to a lot of homes where a DIY system was the wrong tool, and the homeowner didn't find out until something happened. So let's go through this honestly, including the parts where DIY wins.


Where DIY genuinely wins

No contract, ever. Both SimpliSafe and Ring Alarm are no-contract — SimpliSafe's monitoring is cancelable any time with no fee, and Ring's plans are month-to-month. Compare that to a 36- or 60-month agreement with a termination balance, and it's a real advantage.


Trial periods that mean something. SimpliSafe offers a 60-day money-back guarantee on equipment; Ring offers a 30-day return policy on hardware.


Low entry cost. A starter kit runs a couple hundred dollars against a professionally designed system that costs more upfront.


Easy to take with you. If you move, the equipment goes in a box and comes with you. For renters, that's decisive.


The monitoring is real. This surprises people. Both SimpliSafe and Ring use CSAA-certified monitoring centers. SimpliSafe's higher tier adds live agent video verification, where an agent views camera footage before dispatching police, which reduces false alarms and speeds response. That's a legitimately good feature — video verification is something a lot of traditional providers still don't offer.

I'd rather a family in Sunrise have a SimpliSafe than nothing. Let's be clear about that.


Where DIY falls short

1. You become the system designer, and sensor placement is a skill

This is the big one, and it's not about intelligence or handiness. It's about knowing things that aren't obvious.


When I design a system, I'm thinking about:

  • Which openings are actually vulnerable — the side window behind the hedge that can't be seen from the street matters more than the front window facing a busy road.

  • Glass-break sensor acoustics — these have a coverage radius and need line-of-sight to the glass. Mounted wrong, they either don't trigger or false alarm constantly.

  • Motion detector placement relative to A/C vents and sun exposure — in Florida, a PIR sensor pointed at a sliding glass door in afternoon sun will false alarm. Pointed at a supply vent, same thing.

  • Pets — pet-immune sensors have weight thresholds and mounting-height requirements. Get it wrong and the dog trips the alarm nightly until you bypass the zone permanently, which means your interior is now unprotected.

  • Where the panel goes — a panel by the front door is a panel a burglar can smash in the entry delay window. This is called a "crash and smash" attack, and defending against it requires either panel placement strategy or a platform feature that alerts on abnormal signal loss.


None of this is in the quick-start guide. The kit assumes you know where sensors belong, and most people put them where installation is easy rather than where coverage is needed.



2. The starter kit has the same coverage problem as the big brands

An 8-piece Ring kit or a SimpliSafe core kit typically includes a base, a keypad, one or two door contacts, a motion sensor, and a range extender.

That's the exact same gap I write about with ADT, Vivint, Brinks, and Vector — not enough perimeter for a real house. The difference is that with DIY, nobody is even nominally responsible for telling you that. You bought a box; the box doesn't know your floor plan.


The good news is that DIY sensors are cheap to add. The bad news is that most people never do, because nobody told them to count their windows.


3. Self-monitoring is not monitoring

This deserves emphasis because it's where people are most likely to fool themselves.

Self-monitoring means you get a phone notification and you call the police. Which requires that your phone is on, charged, with you, not in Do Not Disturb, and that you are awake, sober, and not in a meeting, on a plane, at a movie, or asleep — which is when most break-ins and nearly all fire deaths occur.


Professional monitoring means a staffed center receives the signal and dispatches whether you respond or not. The gap between those two is enormous at 3 a.m.

Worth noting: Ring restructured its plans in January 2026 — the old lower-priced tier that included professional alarm dispatch no longer exists at that price, and professional dispatch now requires the higher AI Pro plan, while the cheaper tiers cover camera storage but do not include alarm dispatch. If you set up a Ring system a few years ago assuming you had dispatch coverage, check your current plan. You may have camera storage and no dispatch.


4. Life safety is where DIY has the widest gap

This is my strongest objection, and it's not a sales argument — it's a code and physics argument.


The NFPA reports that three out of five home fire deaths occur in homes with no smoke alarms or no working smoke alarms, and that most fire deaths happen at night while people are asleep. NFPA 72 calls for smoke detection inside each sleeping area, outside each sleeping area, and on every level of the home.

Most DIY kits ship with zero smoke detection. Some offer an add-on smoke listener — a device that hears your existing smoke alarm and sends an alert. That's better than nothing, but it's a workaround, not a detector, and it depends entirely on your hardware-store alarms being functional.


Meanwhile, professionally installed monitored smoke detection does something no DIY setup does: it dispatches the fire department to an empty house.

Think about your actual week. Your house is empty roughly eight to ten hours a day, five days a week. A fire that starts at 10 a.m. in an unmonitored home burns unopposed until a neighbor sees smoke. A monitored detector puts trucks on the way within minutes.

And in Florida specifically: carbon monoxide after a hurricane. Generators running too close to a window, a garage, or a screened patio kill people every storm season. CO is odorless and it doesn't wake you — that's the entire danger. A monitored CO detector calls for help when you physically cannot.


5. Permits, false alarms, and police response

Here's a practical detail that catches DIY users specifically. Many cities require you to register your alarm system with the police department, and unregistered alarms result in either no police response or heavy false-alarm fines — often $50 to $250 per false alarm after one or two freebies.

Most Broward, Miami-Dade, and Palm Beach municipalities require alarm registration. A professional installer handles this as part of the job and knows the local ordinance. A DIY installer usually doesn't know it exists until a fine arrives — or worse, until a real alarm gets no response because the system was never registered.


6. Nobody services it

When a sensor fails in year three, you diagnose it. When the panel needs a firmware issue resolved, you're in a chat queue. When a storm knocks out your internet and you're not sure whether the cellular backup engaged, you're guessing.


So when is DIY the right choice?

I'll give you a straight answer.

DIY makes sense if: you rent, you move often, you have a small apartment or condo with few openings, your budget is genuinely tight, or you want basic coverage as a starting point rather than complete protection.


Professional installation makes sense if: you own a single-family home with more than a handful of openings, you have children or elderly family members in the house, you have pets that complicate motion detection, you want monitored fire and CO, you have a pool enclosure or multiple sliders, you want insurance credits that often require a certificate from a licensed installer, or you simply want someone accountable when it doesn't work.


A note on insurance: many Florida carriers offer premium credits for professionally installed and monitored systems, particularly with monitored fire detection. Some require a certificate from a licensed alarm contractor that a DIY system can't produce. In a state with our insurance costs, that credit is worth asking your carrier about — it can offset a meaningful share of monitoring costs.

Frequently asked questions

Is SimpliSafe good enough for a house? For a small home or apartment with few openings, it can be. For a typical South Florida single-family home with a slider, a garage entry, and a dozen-plus windows, a starter kit leaves most of the perimeter uncovered unless you add substantially to it.


Is Ring Alarm professionally monitored? Ring offers professional monitoring, but the plan structure changed in January 2026 and professional alarm dispatch now requires a higher-tier plan. Lower tiers cover camera storage without dispatch. Check your current plan.


Can I add monitored smoke detectors to a DIY system? Some DIY platforms offer smoke listeners or their own detectors with varying monitoring support. Coverage and code compliance differ significantly from a professionally designed fire detection layout. We're happy to review what you have.


Do DIY systems need an alarm permit in Broward County? Yes. Permit requirements attach to the monitored alarm system, not to who installed it. Most South Florida municipalities require registration regardless of brand.


Will a DIY system get me a homeowner's insurance discount? Sometimes, but many carriers require a certificate from a licensed alarm contractor for the full credit, particularly for monitored fire detection. Ask your carrier what documentation they need.


Can you take over my SimpliSafe or Ring system? These are largely closed proprietary platforms, so takeover generally isn't possible the way it is with Alarm.com, Honeywell, or DSC panels. But we can tell you honestly whether adding to what you have makes sense, or whether a different approach fits your home better.
